Alliance Servicing is a comprehensive loan servicing platform. With decades of experience in the servicing, special servicing, private lending, loan workout, and construction/real estate industries, our team is a dedicated, disciplined advocate and fiduciary for clients and their portfolios.

Loan Onboarding

The assigned Servicing Representative will reach out to the borrower within 5 days of the loan closing to introduce themselves, and will be the main point of contact for all Servicing matters (draws, payoffs, monthly payments, extensions, etc.). The assigned Servicing Representative will work with the borrower to ensure a successful project and timely repayment of their loan, while delivering a WOW customer experience!

Reporting & Monitoring

Alliance Servicing utilizes third party software platforms to enhance its servicing capabilities, including regular portfolio monitoring to ensure lien priority is maintained and protect against property tax, HOA, and contractor liens, as well as third party vendors to conduct draw inspections to confirm work completed and perform property preservation tasks.

Extensions & Draws

Extension Process – Extensions are reviewed on a case-by-case basis. Please contact your Servicing Representative directly or email [email protected] if you would like to review extension options.

Draw Management Process – Borrowers must formally request construction draws to access construction holdback funds, which prompts an inspection to ensure the completion status, a full review of the remaining scope of work to ensure sufficient funds remain to complete the project, and ensures that projects are completed timely.

Delinquency Servicing

Borrower communication regarding delinquent loans continues while legal remedies are “dual tracked” aggressively through outside counsel until a forbearance agreement is reached or a judgment obtained, foreclosure completed, and collection activities begin.

Events of default include:

NSF payments
Non-payment of taxes, tax liens, and tax sales
Contractor liens
Governmental liens
Failure to maintain property insurance
Loan maturity
Title transfer without loan payoff
HOA liens
